Home Prices on the Rise – Including Foreclosures
DMM: I got this information from a local real estate blog. I’ve included the URL at the bottom. It was dated September 3, 2009 so it’s fairly recent. Las Vegas, where Ernie and I live, has been at the epicenter of the real estate market meltdown. The reason, is because we’ve had amazing growth for about 20 years now and the highest incidence of predatory lending in the country. So the region fell the hardest from its too lofty perch of a few years ago.
We talked with a Realtor while at a party last weekend. She said the massive inventory of foreclosures is a thing of the past. Houses are still selling for much less than a couple years ago. But they’re inching up as demand is about to outstrip the available supply. If real estate is coming back here in Vegas where it sunk the lowest – can your part of the country be far behind?

Could this be true? You betcha!! Homes coming on the market are priced to sell and are all too often being bid up in price. Just today I submitted an offer for a home that is $37 a sq. ft. WOW!! I’ll bet a dollar there will be a bidding war on the property. Even if the home sells for $50 a sq. ft. that is less than what it cost to build the home.
Inventory is moving super fast! Our office listed a property and the seller was worried it would take more than 3 months to sell. Was he wrong, there was a bonafide offer on the table in less than 24 hours and in escrow in 2 days.If you are serious about buying in Las Vegas, now is the time!!

Touch What Truly Makes Your Heart Sing

It’s easy to get disconnected from your passion. Owning a business takes a lot of hard work. Especially as a woman when you have so many other things competing for your time and energy. Let’s be honest, how many women among us enjoys learning QuickBooks, asking for the sale, writing a marketing plan or handling someone who says “no.”
Success in life, however you define it, goes to those who stick with it. It’s constantly touching back with what makes your heart sing. Be willing to touch back AND confidently take a risk with your business. Show up. Actor and Director Woody Allen is famous for saying, “Eighty percent of life is just showing up.”

Kevin Skinner was exceedingly ready. The 35 year old, humble, family man and self-described chicken catcher from hardscrabble Mayfield Kentucky who tears up easily when people compliment his singing was more than ready to take his big leap. I was mesmerized by Skinner’s performance. My intuition told me he’d go all the way and win it all. I watched his YouTube’s as he progressed in the competition repeatedly. And I’m not a country music fan. At all. He sings with such heart, compassion and emotion. You want to give him a hug, a cookie and hear it over and over again.
Was he the best singer in the competition? Not by a long shot. But Skinner’s talent isn’t about having a perfect voice – it’s about by making each and every member of his audience FEEL and believe in his sincerity and innate kindness. That’s his gift. He took them on a 90 second emotional journey with each performance. That’s entertainment. That’s talent. Audiences agreed.

I’ll bet Kevin knows he’s not a perfect singer. But he wasn’t willing to wait until he was perfect. Instead he got out there and saw how far he could go on the talent he does possess. The answer came back loud and clear: pretty far.
What about you? Have you hidden your talent or great business idea in the shadows for years hoping someday it’ll be perfect and someone will discover it magically? Life doesn’t usually happen that way. The people who win are the ones who move energy even if it isn’t perfect. In fact your talents and gifts will become more perfect when you get them out on a larger stage whether it’s in business or in life. Our true “lesson” in life is about growing up and authentically becoming who we really are. And, knowing how to market yourself and feeling good about it can help you get there – just ask me.
Offline Marketing and Running Around Today

Yesterday I told someone, I’ll be busy and mostly out of the house from 6:30 am until 9:00 pm on Thursday. It’s true. Every now and then I have a day that’s mostly about marketing my business and getting the word out to other women, home-based business owners here in Las Vegas. I’ll be sneaking online to post something every now and then – but I’m guessing I’ll put a few miles on my car driving around. Here’s what it’ll look like to be living my schedule today. *wink*
Gotta leave the house at 6:30 am to go to a networking breakfast meeting at 7:00 am at the Omelette House. What I like about this group is it seems to be filled with people who are dedicated business owners, they’ve given me referrals and the person in charge is very involved with feeding the homeless and giving back in wonderful ways. I’m going to take some flyers for my workshop coming up November 2nd (see Denise’s Events) with me.
Next I have a coffee meeting with a woman who’ll be at the breakfast. She’s in a network marketing organization and I want to talk with her about the possibility of having me speak to the women distributors in her group. I think she’ll probably want to talk with me about her business opportunity – but I have far too much on my plate to take on something totally different and removed from my brand. I’m very focused that way. (I’ll write about that in a future post.)
Next I have an 11:00 am meeting with a computer programmer. He’s building a website for a networking group. I offered to write the copy if I can get some recognition on the site and free advertising (sort of a business card size ad). Since I have a tendency to be a little verbose (you noticed! *wink*), I want to see what he’s created so my copy fits in the spaces he has in mind for the pages.
After that on my schedule, I have a 1:15 pm lunch with a woman whose Managing Editor of a magazine. She’s looking for writers with articles of interest to women over 50. I gave her a business card a few weeks ago and told her I have lots of articles and she contacted me inviting me to lunch. We’re going to “Brio,” a lovely Italian place. Since most magazine editors usually have a “don’t call us – we’ll call you” attitude, I’m thinking she’s got something more up her sleeve. We’ll see.
Looking at my calendar, I have a meeting (at home on Skype) with a client in New Zealand at 5:00 pm next. It’ll be noon on Friday for her in Auckland. I’ve helped her with several marketing projects over the last three years. She’s passionate about starting a school for economically disadvantaged girls and she’s asked me to help her in constructing a business plan to get capital from investors.
Last, Ernie and I are going to go to the Greek Festival that happens once a year here in Las Vegas. I love Greek food, culture and went to Greece quite a few years ago. A good Gyro, Saganaki or Moussakah when I’m hungry will always make me smile. It’ll be like sort of a date for us. Chances are I’ll toss a few copies of my book and business cards in my purse before we go. You never know who you might meet.
I’m sure by the time it’s all over with I’ll feel a little brain-dead and ready to hit the hay. My intention is that the day will move energy forward in a positive way. And when you do that – it eventually comes back around in positive ways. I’m not planning on perfection – but progress. Hope you are having a thrilling Thursday, too. *smile*
Do You Believe You’re “Worth it”?

Over the last decade I’ve mentored over 1,500 small and home-based business owners – mostly women. I’ve probably talked to, networked with and had in my workshops and teleclasses, thousands more. All wanting support and marketing knowledge.
On the surface, that’s what they THOUGHT they wanted.
One of the impressions I get from many, many women I’ve met over the years is that deep in your heart you’re somehow cheating customers if you make a profit for what you do. Somehow, if you’re scraping by financially – you’re a noble and a better person for making less.
Traditionally women always gave away the work we’ve done. We have a long history as volunteers at our kids’ school, the library, the Candy Striper at the hospital, the church volunteer and more. Even in 2009, the majority of volunteers are women. For centuries, women were at the bottom of the totem pole with jobs. After World War II, we left the factory jobs and went back home so men returning from the battlefields could take the jobs.
Let’s be honest. For many women asking for money in business feels icky. It makes them uncomfortable. Traditionally bringing home the bacon was a man’s job. Our job was making a nice home, raising our children and doing nice things in the community. So many women figure, if they ask for the lowest amount of money possible in their business they’re altruistic and mistakenly believe they won’t have to market. They say they do it because they want to “be nice.”
The challenge is that when it’s time to pay the bills – if you’ve shorted yourself on what you charge, you end up falling short when it comes to your lifestyle and paying your bills. You can’t exactly go to your mortgage company or the grocery store and say, “Um, I’m a really nice person. Would you give me a little extra discount?”
Of course we know that’s silly. Why? Because these real businesses don’t give extra discounts. So if you consider yourself a real business – why are you undercutting yourself?
Here’s where it comes back around: In the real business world people don’t say, “Gee, that’s so nice. She’s only charging me $$ instead of $$$.” Instead they silently think, “She’s charging so much less than market rates – she must not be as good.”
And so it goes.

Trends: Marketing on the Move
DMM: Below is a snippet from Entrepreneur Magazine about marketing trends. Admittedly it’s not a brand new article – but it was news to me. I figure the word probably hasn’t filtered out to everyone – so there may be some news value for you. As a woman, home-based business owner it’s important to use your marketing dollars wisely. Bear in mind, it’s important to do something even if it’s not perfect – rather than nothing at all.
Trend One:
According to the Mobile Marketing Association, by 2009, 89 percent of brands will use text and multimedia messaging to reach their audiences, with nearly one-third planning to spend more than 10 percent of their marketing budgets on advertising in the medium. As phones with video capability become more prevalent, expect more rich media marketing options. Plus, now that mobile phone service providers are dipping their toes into the credit card pool–soon your phone or PDA may make plastic obsolete–customers will be relying on these devices more than ever.
“There are some low-cost mobile marketing onramps for small businesses,” says Kim Bayne, author of Marketing Without Wires. “Businesses can implement opt-in text messaging services and coupons with their loyal customers. We’ve already seen local restaurants send the day’s specials to nearby lunch patrons. The cost is fairly low, and it can be done from a PC, without involving a pricey service provider.”
Trend Two:
“Think globally, act locally” is now the mantra for entrepreneurs advertising online. Online ad spending is up as much as 33 percent over last year, says David J. Moore, chairman and CEO of digital marketing firm 24/7 Real Media Inc. in New York City. Google launched a new local advertising program linked to its map service and AdWords program, allowing businesses to drive some of Google’s traffic to their brick-and-mortar locations.
“[Entrepreneurs] should pay attention to any targeting that allows them to increase advertising efficiency by reaching users in their particular geographic area,” says Moore. Online ads are also migrating to podcasts and blogs, where advertisers can reach very specific niche audiences. And with increased access to broadband and the falling cost of video production, Moore foresees a rise in online video ads for businesses as well.

Discover Your Unique Marketing Niche

As a woman business owner chances are one of the things you’re really not crazy about is the thought of “competition” and “dominating the competition.” Its all that testosterone-heavy stuff that totally goes against our nature as nurturers, people who build relationships more than people who pay silly competitive games.
Want to know how to remove the competition from your picture without ever really competing? Develop a unique marketing niche no one else has. When you do more ideal customers will be attracted to you and want to do business with you because you offer something perfectly aligned with their wants and needs.
Think about what makes the experience of doing business with you unique and special that your customers love and seem to want more of. Once you truly have a grip on that uniqueness that makes you and your business different – play that up as a part of your niche and make it a featured part of your marketing message.
The notion of “marketing for women” did not exist until I wrote, “Testosterone-Free Marketing.” As a result, I created the niche! My entire business revolves around that unique niche. Find a need that’s just a little bit different – and then fill it.

Fair warning: this post isn’t about business, marketing, testosterone or strategic stuff. But it is about women and taking care of yourself.
Last year I was browsing through the half-priced book table at Barnes & Noble when bought a silly book titled, “Wear More Cashmere.” I wanted to treat myself. If you’d like to feel a little more like a woman: which makes us feel a little more successful – keep reading.
A book about ways to “pamper your inner princess” isn’t meant to be taken seriously. As I read, I thought about other ways to take care of myself that don’t necessarily take much money. Because I don’t always want to be thinking about business goals
This may sound crazy – or you might relate. Right now I have a drawer in my bathroom full of skin care products I don’t use twice a day because then I’d run out. I’m stingy with the eye cream and the neck cream. I own ‘em but don’t always use ‘em. Same thing with vitamins. I have a drawer full in the kitchen but rarely take ‘em because then I might run out.
Are you stingy with yourself? Whether it’s healthy food because you think they’re more expensive or anything else that would make you feel better.
I decided to stop doing that. I’ll take my vitamins, use my skin care stuff and wear my cashmere sweater and a nice pair of earrings – even if it’s with my jeans on a Monday afternoon when I’m not going anywhere.
What are a few things you can do to make yourself feel a more luxurious and successful?
* Keep your closets organized and orderly so it’s easy to choose your clothes for the day
* Paint the wall behind your bed in a deep, rich color like red
* Buy thirsty, luxurious, Egyptian cotton towels. I got mine on sale for half off 15 years ago and I still use them almost daily. A real bargain.
* Don’t leave the house without looking in the mirror to make sure you’re presentable. Brush hair, lip gloss, clothes clean – just the basics go a long way
* Find a brand of stain remover product that works. I’m not an Amway distributor but I use their laundry products because they save my clothes which saves me money.
* Anything stained or torn that can’t be fixed – get rid of it.
* Remove anything from your closet that doesn’t fit or make you feel good. I did this a few months ago and it’s great to go to a closet where everything fits. Give it away or box it up and put it in storage.
* Use your good dishes and wine glasses – even if you’re just drinking orange juice
* Buy organic tea and drink it from a beautiful cup or mug
* Make your bedroom a sanctuary with cozy, flannel sheets for winter
* Even if you work at home dress as if you have a business meeting. Studies show home-based workers perform better when they dress better.
* Wear sexy heels, even if they’re boots with heels in winter to make you feel more feminine.
* Even if you’ve been married for years treat your husband like you did when you were engaged and madly in love – it’ll encourage him to do the same
* Give everyone else in the household a few assigned jobs (age appropriate for kids) that are their responsibility all the time.
* Take a bath with your favorite bubble bath, candles and soothing music
* Keep your purse well-organized so you don’t have to fish for your keys, cell phone or driver’s license
* Gradually replace ugly things in your home with beautiful things. Wait for sales and replace things (especially in the kitchen) that are chipped, cracked, yellowed and just plain ugly. When you surround yourself with beauty – life is a little better.
This list may seem funny in a blog about marketing, business and success. However, success is about the journey of life and enjoying it along the way. Because, if you don’t take the time to cherish what you’ve attained so far how will you ever believe in the possibility of tomorrow? By giving yourself little luxuries here and there when you’re money catches up with your goals you’ll know how great it feels to pamper your own inner princess.

Economic Surge Good News for Women in Biz
DMM: Stocks, manufacturing and housing up! Business is on the rise. More people working means more out there to happily say yes to what you market and sell. Get out there with confidence, ladies. The economy is coming back! Whoooo-hoooo! But I digress. Read the article and smile.

The immortal words of Gomer Pyle rang out in business headline after headline this week, “Surprise, Surprise, Surprise!” Women business owners take note:
First the banking sector became awash in surprisingly good news. Four of the US top banks smashed all earnings estimates and posted collective net profits of $13.6B for the second quarter.
Bank of America (BAC) posted a profit of $3.2B
Citigroup(C): $4.3B
Goldman Sachs (GS): $3.4B
JP Morgan Chase (JPM): $2.7B
The technology sector followed with Intel’s (INTC) surprise. It posted its best quarter over quarter sales increase since 1988. Further, the chip leader formally asserted that this current quarter ending in September, will be significantly stronger than any analysts had even dreamed of. IBM (IBM) also added its vote of Q3 confidence later in the week.
And there was more surprisingly good news in the jobs data Thursday. The number of initial claims in the week ending July 11 fell 47,000 to 522,000 – the lowest level since early January. The data for continuing claims also fell by 642,000 — the largest drop on record! This huge downward surprise even pulled the four-week moving average of these continuing unemployment claims down by 110,250.
And then on Friday, the housing market chimed in with surprises of its own. Contractors started building single-family homes at the fastest rate in 4-1/2 years. “The bond market was completely caught off guard by the increase in housing starts,” said Jane Caron, chief economic strategist at Dwight Asset Management in Burlington VT.
And stocks surprised most strategists as well. Just last week many had forecast stocks to continue their recent declines (or at least continue to move sideways). Q2 earnings jitters dominated the news. But as markets closed on Friday, many traders were left scratching their heads as the Dow rocketed to its best weekly gain since March, closing within easy striking distance of the 9000 mark.
But perhaps the mother of all surprises this week came from the bear of all bears, Doctor Doom, Nouriel Roubini. Just last week the ultra depressing economic prognosticator wrote an article “Brown Manure, Not Green Shoots.”
But this week in a significant flip, flop, Roubini actually stated, “the worst of the worst is behind us.” (He later of course whined that his words were taken out of context.)
Gomer Pyle frequently exasperated his immediate supervisor Sergeant Carter with the Private’s Pollyanna-style demeanor. With positive economic surprises everywhere, it is no surprise that Roubini feels a bit frustrated as well.

Offline Marketing Today – Out and About

I’m always bouncing back and forth between working online and offline to bring attention to my message and gain more people interested in my message and what I do.
Today is an offline day – It’s 6:53 am and in five minutes I need to jump in the shower and get ready to drive across town for a networking breakfast. It’s a long way to go -but it’s a really great meeting and a lot of people have purchased my book and taken an interest in my Testosterone-Free Marketing message. It’s with a group I joined a few months ago called Defining Women Network*. Empowering, fun and they really do business with each other.
Then, I have two meetings at the brand new “M” resort – a gorgeous place. They have a huge lobby area that overlooks the pool and a few miles away you can see the legendary Las Vegas strip. It’s far enough away from the ubiquitious casinos we have out here that you don’t hear the clanging bells that are part of the casino scene.
It’s elegant and lovely in a clean, modern, zen kind of way – I’m going to wrap up my laptop and take it with me and work there for awhile. My guess is they won’t have wifi access – but I have a writing project I need to complete for a client – so I can do that offline. I crave opportunities to work in lovely, elegant settings. I like my office at home – just painted it and redecorated a few weeks ago. But in comparison this space is opulent. It inspires me and encourages me to think abundant thoughts and ideas. I encourage you to find ways to work in lovely settings outside of your office to inspire you. Then, I’ll bounce back home before the rush hour starts.
The meetings are sort of “getting to know you” kind of meetings – but I’m hoping one of the two will become a marketing mentoring client.
Have a great day yourself – whatever you’re doing. Holy cow – I’ve got 15 minutes to shower, get dressed, put on makeup and get out the door. Gotta fly!

Changes in Marketing, Influencing and Selling

Last night President Obama gave a speech to Congress about health care. The raw emotions brought up by the debate this summer have made obvious growing trends and cultural changes worth paying attention to as a woman as you market and sell in your business.
No matter which side of the issue you fall on, clearly many Americans ability to have a respectful conversation and “agree to disagree” has been compromised. It’s not surprising our ability to have respectful discourse about important issues has eroded. Consider the following changes in our society the last decade and ways to respond to them:
* There’s a massive ability to spread lies and mis-truths with email and blogs. No checks, balances or investigation are made into the truth of claims before they’re sent out. So, if you use email marketing communicate with confidence and credibility.
* The newspaper industry has been declining for 20 years. However, major news organizations are responsible for most fact checking. Not much fact checking in the blogosphere. A good article includes both pro and con points of view. If you blog for your business and you can help prospective customers do a little consumer research – it will be appreciated.
* Schools no longer have to time to teach critical thinking skills to evaluate the merits of one point of view over another. Classrooms have become crowded and a more teaching is done from a computer – time to teach the finer points of deductive reasoning just isn’t there. If you’re selling online don’t infer or hint at what you want customers to do – tell them.
* We don’t have to come to common ground – we just “unfriend” people. We’re attached to the anonymity of living behind a computer screen, rather than dealing with people eyeball to eyeball. Don’t worry about losing a few list subscribers now and then – it’s not personal. It just means they’re not the ideal customer for you.
* Dysfunctional behavior is rewarded. Consider reality TV. The person who screams the loudest and makes the most noise gets the most air time and gets their own show next season. Don’t fall into this category and become a drama queen in business. Yes, it gets the exposure and air time but nothing hurts your credibility and integrity faster in business.
* News is expensive and must get ratings to stay on air. In our “news as entertainment” era, cameras are looking for the most bizarre, outrageous and salacious behavior. Then they reward it with air time. Higher viewership means higher ratings and increased advertising. Don’t be afraid to startle or shock a little with your message. Nothing is as easy to ignore as a boring advertisement.
* Congress members are considered “bad” if they even talk with those with an opposing point of view. Polarizing behavior is rewarded with votes. But, how can you get anything done if you don’t speak? Talk to everyone – even people you feel are competitors. Chances are you can learn and you might even find a way to help both your businesses.
* We like painting people with quick, handy labels. Characters on TV, in movies or in the media are painted in broad brush strokes as “the villian” or “the hero” for our speedy consumption. Most people are much more complex but labels are handy and we fall back on them. Have an image or brand about you and your business that’s clear and congruent. A confused mind always says “no.”
In his speech the President said the time for bickering and games are over. It’s time to sit down and work together. We know more about effective communication than ever. Yet, millions hide behind their computer screens. Women in business who win are people who learn to communicate, build real relationships and solve problems.
